Panhandle Strong..The words we have all heard since Hurricane Michael swept through and devastated our neighbors to the east. Those words have turned out to be a true reflection of our area and our resilience. I have seen people come together like never before and help their neighbors. It has been wonderful to see the true nature of people who have opened up their hearts and, in some cases, their homes to those who have lost everything. I have wonderful vacation homeowners who started calling immediately asking what they could do to help. We formed a Facebook page; Panhandle Strong, Housing for Victims of Hurricane Michael, so homeowners who wanted to help could place their properties on the site and those who needed a place to stay could connect. I want to give a huge thank you to all of you who put your lives and businesses on hold to help our neighbors and also a big thank you to the FLEXMLS for placing those rental properties available for the victims in front of all the real estate professionals in our area!

30A Real Estate Update

West End of 30A

Detached Single Family, Gulf Front- Currently there are 12 active properties, with the lowest being $2,000,000 and the highest being $5,895,000. The average gulf-front property on the market is $3,514,875 with an average of 3378 sq.ft , $1139.88 per sq.ft. and 258 days on the market. There are three homes currently pending contract with the lowest being $2,695,000 and the highest being $4,850,000. There have been 13 properties sold in the past year with the lowest being $1,600,000 and the highest being $6,056,250. The average gulf-front property sold in the past year has been $3,280,130 at 94% of list price, with 3514 sq.ft. $1,004.86 per sq.ft and 254 days on the market.

Detached Single Family, Non Gulf-Front – There are currently 194 active properties with the lowest being $225,000 and the high being $5,200,000. There are 37 properties pending contract with the lowest being $405,917 and the highest being $7,500,000. There have been 292 properties sold in the past year with the lowest being $157,000. and the  highest being $10,100,000. The average property sold at 97% of list price with 2388 sq.ft and $319.83 per sq.ft with 104 days on the market.

East End of 30A

Detached Single Family, Gulf Front – There are currently 26 gulf-front homes available with the lowest being $2,650,000 and the high being $18,000,000. The average property listed is 4326 sq.ft. at $1,567.65 per sq.ft. and 503 days on the market. There is one gulf-front property pending contract at $2,390,000. There have been 25 gulf-front properties sold in the past year with the lowest being $1,400,000 and the high being $10,750,000. The average sale has been $4,496,540 at 92% of list price, 3639 sq.ft., at $1,433.91 per sq.ft and 230 days on the market.

Detached Single Family, Non Gulf-Front – There are currently 383 non gulf-front properties on the market. The lowest priced property is $349,900 and the highest is $8,900,000. The average property is priced at $1,642,458 with 2894 sq.ft., $539.64 per sq.ft. and 207 days on the market. There are 129 properties pending contract! The lowest is $199,000 and the highest is $6,995,000. The average property pending is $1,164,740 with 2572 sq.ft. There have been 655 properties sold in the past year! The lowest has been $250,000 and the high has been $7,000,000. The average sold has been $1,205,374 at 96% of list price, with 2640 sq.ft., a price per sq.ft of $431.42 and 174 days on the market.
