Ideal for primary living and true second home ownership, the Park District at WaterColor© is the first and only rental-restricted neighborhood in the WaterColor© community. The St. Joe Company broke ground on this final phase of the community in June 2020, with plans calling for 41 custom homesites to be developed north of West Lake Forest Drive.

Located less than a ¼ mile from the WaterColor Crossings Shopping Center and Publix Super Market, pricing for these custom homesites starts in the mid-$500s with offers now being accepted. Owners will have the opportunity to choose the builder that best meets their needs to create the WaterColor sanctuary of their dreams. Homeowners will have access to the amenities throughout the community including the tennis center, fitness center, community pools, Camp WaterColor, and the recently renovated WaterColor© Beach Club.

“For many years the WaterColor community has been a very special place for so many people,” said Bridget Precise, Senior Vice President of Residential Real Estate for St. Joe in a press release about the new phase. “What makes this phase so unique is that not only is it the final phase of new homesite development but that it will be rental restricted, creating a neighborhood within the WaterColor community that will not have short-term rentals. In addition, this new neighborhood will feature a residents-only pool offering some privacy for anyone looking to build a custom home to serve as a primary residence or a second home at the beach to experience the unique WaterColor lifestyle.”

Resting on approximately 500 acres with frontage along both the Gulf of Mexico and Western Lake, one of South Walton’s rare coastal dune lakes, the WaterColor community is a beloved destination for both visitors and residents of the Scenic Highway 30A corridor. This iconic community features two commercial districts, neighborhood parks, miles of paths and trails, and an outdoor amphitheater. With approximately 1,000 existing homes priced from $1 million to $4 million, the WaterColor community is also home to the award-winning WaterColor Inn, St. Joe’s 60-room gulf-front resort hotel.
