Your home may be beautiful. Maybe it is immaculate, stylishly appointed to suit your tastes or highly upgraded with the finest materials and features. Perhaps it is all of these things. But, unless you are one in a thousand, it is not “staged.”
Staging a home for sale is not a new concept, but it is a growing practice. And, with home prices in the Destin-30A market as they are, and sellers maintaining high expectations, more and more realtors are recommending that their clients consider hiring a home stager.
Wendy and Nathan Anguiano moved to South Walton in January 2018 and opened Design and Dwell home staging and interior design. Wendy has over 15 years experience in the fashion and Interior design industry, focusing the past five years on studying what she calls the “science of visual perception.” Wendy believes staging a home “just right” can create an emotional attachment and positive response, causing the home to sell quicker and at a higher price.
Superior staging consists of just the right mix of furniture and complementary art that together will transform the home into a place potential buyers can picture and, as Wendy says, “feel” as their own.
That’s where collaboration between staging company and artist becomes so important. Design and Dwell has recently teamed up with award-winning Clint Eagar from the Clint Eagar Design Studio in Grayton Beach as their preferred art staging professional. “Wendy and I traveled from one side of the Emerald Coast to the other,” said Nathan. “No one compares to Clint in terms of creativity, uniqueness and diversity of work. When we first saw his resin art, it just stood out as superior and his detail work is just amazing,” he says. “So, when we bring in just the right furniture and combine it with Clint’s art, we elevate the quality and sense of luxury in the home.”
Staging uses design and conceptualization techniques not always understood by home sellers; thus only 1 in 1,000 sellers choose to invest in a home-staging compny. According to the National Association of Realtors, for every $100 invested in staging, the potential return is $400. A staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less. That is statistically 87% faster than non-staged homes.
