Happy 4th of July!

It has been an amazing summer so far with a tremendous amount of buyer traffic and vacation guests.  At the beginning of May one of my buyers purchased a property, and by the 3rd week of May I had it ready for rental. This property was entirely painted and furniture items and decor repurposed and in some cases painted to match the new decor. The furniture pieces and decor that would not work were donated or sold. Needed Furnishings were ordered, all new linens were added, an inventory was taken, and it was placed in our rental inventory for the summer season.  It was exciting, busy and has paid off with a full calendar for the tourist season!

I was first licensed to sell real estate in 1993 and, for as long as I can remember, I have been staging homes to sell.  I love this industry and listing to sell has always been my specialty. During the initial listing appointment I go over changes that can be made to make the home appeal to a large sector of buyers. I try to look for easy fixes that will not take a large investment. Sometimes it is as easy as just changing the bed linens and removing the old ones. If I have said “Paint is an easy change” to sellers and buyers once, I have said it thousands of times.  Although you may love the lime green in your master bedroom, not every buyer will.  When selling, choose neutral paints and keep the color in the decor items.  Sometimes it just takes re-painting the trim and doors to give the property a fresh look.

The same can be said for vacation rentals. A property that is fresh, clean and updated will naturally photograph better and therefore attract more attention from guests.  The more guests attracted to your property, the higher probability your property will be chosen for their much-needed vacation.  I have relationships with furniture dealers, decor suppliers, contractors, etc to help my clients.
