We are coming upon an election year, and with that, all of the discussion of what could happen in the real estate market. Let me give you a true picture of what our local real estate market is doing right now. For this article, I have focused on Detached Single Family Homes.

Rosemary Beach, Gulf Front
There are 4 active properties ranging $3,250,000 to $10,000,000. The average listing is $6,299,000. There has been one property sold at $4,575,000 at 93% of list price with 3222 sf, $1419.93 per sf, and 540 days on the market.

Rosemary Beach, Non-Gulf Front
There are 40 active properties ranging $1,799,000 to $8,780,000. The average property is $3,195,622 with 3440 sf and priced at an average of $933.11 per sf and 258 days on the market. There are 5 pending sales ranging $1,599,000 to $2,545,000 with the average being $2,168,000 with 3,082 sf, and $724.61 per sf and 25 days on the market.
