July Sales in Review · Forgotten Coast

Real estate sales continued on a downward trend on the Forgotten Coast during July in the key communities of Apalachicola, Cape San Blas/Indian Pass, Carrabelle, Mexico Beach/St. Joe Beach, Port St. Joe, and St. George Island. There were 46 single family homes closed during the month with 72 properties currently under contract. Sales fell in the Panama City Beach real estate market during July with 159 properties closed for homes and condominiums combined and 149 properties placed under contract. In the Panama City market, activity slightly decreased with 52 homes sold and 37 new contracts. Berkshire Hathaway HomeServices Beach Properties of Florida was in the top 5 sales agencies for Panama City Beach earning nearly $8 million in sales volume with 16 transaction sides in Panama City Beach and over $11 million in sales volume in Bay County. The highest priced condo closed in Panama City Beach was a gulf front, three-bedroom residence in En Soleil at $1.525 million. The highest priced single-family home to sell in Panama City Beach was a gulf front, six-bedroom home in Margaritaville Cottages at $3.925 million. The highest priced single family home to sell in Panama City was a canal front, five-bedroom home in Kings Point at $810,000. July sales decreased slightly in the 30A Beaches real estate market with 88 homes and condominiums closed and 56 new contracts. Berkshire Hathaway HomeServices Beach Properties of Florida led the 30A Beaches market in transactions during July closing nearly $55 million in sales volume with 36 transaction sides. Sales decreased in the Destin and Miramar Beach real estate markets during July with 118 properties closed and 82 new contracts secured for homes and condos combined. On Okaloosa Island, there was one single-family home sold, 24 condos sold, and 8 condos placed under contract. In Navarre Beach, sales also fell with 5 single-family homes and condos combined closed and 9 properties placed under contract. Berkshire Hathaway HomeServices Beach Properties of Florida recorded over $64 million in sales volume across Walton and Okaloosa counties during July. A seven-bedroom home in Crystal Beach was the highest priced single-family home to sell in Destin at $1.95 million while the highest priced property to close in Miramar Beach was a four-bedroom residence in Burnt Pine in the Sandestin Golf and Beach Resort at $3.6 million.  The highest priced condo sold in Destin was a gulf front, three-bedroom residence in Regency Towers for $2.65 million. A gulf front, four-bedroom unit in Grand Dunes was the highest priced condo to sell in Miramar Beach at $2.2 million.
