It is only the beginning of February but if the past month has been an indicator, we should have a very busy spring to summer market!  Although per the most recent SoWal Real Estate Report there is currently only five and a half months worth of inventory on the market, the number of pending sales for Walton County was up 19.7% in December in comparison with December 2018. The less inventory, the more of a seller’s market. If you are contemplating selling your property, this is a great time to do so. I look forward to sharing with you what our market snapshot looks like as of today!

Santa Rosa Beach: Gulf Front, Detached Single Family Homes

There are currently 18 Active properties ranging from $2,195,000 to $10,000,000.  The average list price is $4,364,639 and is priced at an average of $1251.31 per sq ft. Current listings have averaged 330 days on the market.  There are 2 pending sales at $2,850,000 and $4,697,500. There have been 28 Gulf Front homes sold this past year ranging from $1,400,000 up to $10,750,000. The average sale is $3,920,345 at 93% of list price with 3442 sq ft and $1307.38 per sq.ft with 218 days on the market.

Non-Gulf Front, Detached Single Family Homes

There are currently 495 active properties on the market ranging from $217,900 to $5,200,000. The average home listed is at $1,061,456 with 2656 sq ft. There are currently 131 pending properties with the low of $155,000 to the high of $7,500,000. There have been 1003 properties sold this past year with the low being $107,500 and the high being $4,875,000. The average sale was $755,610 selling at 97% of list price with 2360 sq ft and at an average of $297.47 per sq ft and 145 days on the market.

Let’s start with some interesting information on the West End of 30A

Cypress Dunes: Currently there are 9 active properties ranging $506,900 to $1,362,000 with 1 pending property at $1,390,000. There have been 15 sales ranging from $446,135 to $910,776. The average sale was $651,600, selling at 99% of list price with an average of 2225 sq ft and $293.99 per sq ft and 85 days on the market.

Cypress Breeze: Currently there are 6 active properties ranging $549,999 to $865,000.  There have been 16 properties sold ranging from $430,000 to $740,000. The average property sold for $565,081 at 96% of list price, with 2658 sq ft and averaging $215.09 per sq ft and 136 days on the market.

Blue Mountain Beach: Detached Single Family, Gulf Front: 1 property sold at $3,400,000 with 1575 sq ft and at 98% of list price, $2158.73 per sq ft and 38 days on the market.

Detached Single Family, Non-Gulf Front: There are currently 2 Active properties $3,499,000 and $5,200,000 with 1 pending sale at $739,000. There have been 3 properties sold ranging from $575,000 to $2,850,000 with the average sale being $1,521,677, selling at 89% of list price with 2746 sq ft and at $559.11 per sq ft and 105 days on the market.

Gulf Place: Detached Single Family Homes: There are currently 3 Active properties ranging from $750,000 to $2,900,000. There have been 3 homes sold ranging $790,000 to $1,395,000 with the average sale being $998,667, selling at 96% of list price with 3139 sq ft and $314.11 per sq ft and 105 days on the market.

Gulf Place Condos/Townhouses: There are currently 3 properties on the market ranging from $339,000 to $375,000. There are 3 pending properties ranging $292,00 to $429,500. There have been 9 sales ranging from $247,000 to $447,000 with the average sale being $319,778, selling at 96% of list price with 879 sq ft and at $425.69 per sq ft and 87 days on the market.

Lakeside at Blue Mountain Beach: Detached Single Family Homes: There are currently 5 active properties ranging from $674,500 to $779,900. There have been 19 sales ranging from $542,500 to $790,000. The average sale was $656,913 at 98% of list price with 2283 sq ft and sold at $288.44 per sq ft and 74 days on the market.

Let’s look at the East Side of 30A, starting with:

Rosemary Beach Detached Single Family, Gulf Front: There are currently 5 active properties ranging $$3,750,000 to $11,900,000. There is one sale pending at $4,895,000 with 3222 sq ft and 540 days on the market.  Detached Single Family, Non-Gulf Front: There are currently 32 active properties ranging from $1,399,000 to $8,780,000. There are 4 pending sales ranging $899,000 to $8,400,000. There have been 35 properties sold ranging from $1,038,000 to $7,000,000 with the average sale being $2,505,974 and selling at 94% of list price with an average of 3253 sq ft and $751.86 per sq ft and 234 days on the market.

Rosemary Beach Condos/Townhomes: There are 15 active properties ranging $699,900 to $6,900,000 and 24 sold within the last year ranging from $615,000 to $2,150,000 with the average sale being $1,255,188 at 95% of list price, 1692 sq ft and $735.29 per sq ft and 357 days on the market.

Seacrest Beach Detached Single Family Non Gulf Front: There are 31 properties available ranging from $679,000 to $1,499,000. There are 2 pending sales at $674,000 and $729,900. There have been 44 properties sold ranging from $425,000 to $1,580,000 with the average sale being $825,557 at 96% of list price, with 2459 sq ft, averaging $337.26 per sq ft and 190 days on the market.

Watersound West: Non Gulf Front: There are currently 4 active properties ranging $714,900 to $1,575,000. There are 3 pending sales between $748,000 to $1,479,000. There have been 19 sales ranging $705,000 to $1,467,500 with the average sale being $1,066,711 at 97% of list price, averaging 2609 sq ft, $407.48 per sq ft and 137 days on the market.

Alys Beach Detached Single Family: There are currently 16 active properties ranging $2,675,000 to $6,690,000. There have been 22 sales ranging $1,800,000 to $6,000,000 with the average sale being $3,277,763 at 96% of list price and 3305 sq ft, at an average of $978.95 per sq ft and 155 days on the market.

Seaside Detached Single Family Non Gulf Front: There are currently 6 active properties ranging $1,475,000 to $4,895,000. There are currently 3 pending sales ranging  $1,100,000 to $3,195,000. There have been 18 sales ranging $819,000 to $2,600,000 with the average sale being $1,604,606 at 94% of list price, with 2085 sq ft and $791.41 per sq ft and 199 days on the market. There have also been 3 sales gulf front ranging $1,400,000 to $1,750,000 with the average sale being $1,516,667 at 96% of list price and 672 sq ft, averaging 2256.94 per sq ft and 139 days on the market.
